Flood Insurance on Staten Island

Why flood coverage is separate

Flood insurance is separate coverage, because standard homeowners, renters, and condo policies exclude flood damage. If rising water enters your home, those policies generally will not pay for repairs or replacing what was lost. Flood coverage is a separate policy you have to add on purpose.

Staten Island learned this the hard way during Hurricane Sandy in 2012, when storm surge hit parts of the east and south shore especially hard. Many homeowners found out only after the water receded.

It is not only for waterfront homes

Flooding can come from heavy rain, overwhelmed drains, and rising creeks as well as coastal surge. Homes outside the mapped high-risk areas file flood claims too.

Every property on Staten Island falls within a FEMA-mapped flood zone, and those maps help determine risk and sometimes requirements. If you have a federally backed mortgage and your home is in a high-risk zone, your lender will likely require flood coverage. Even if it is not required, many owners choose to carry it.

What a flood policy can cover

  • The building: structure, foundation, electrical and plumbing systems, and permanently installed items like furnaces and water heaters.
  • Contents: furniture, clothing, and electronics, usually under a separate coverage amount.

Details vary by policy and by what part of the home is affected, such as a finished basement versus the main living floors. A licensed local agent will explain the limits and exclusions that apply to your property.

Who should consider it

  • Homeowners in or near mapped flood zones
  • Condo and co-op owners, whose building policy may not include your unit’s interior
  • Renters who want to protect their belongings
  • Small business owners with a storefront or inventory

Timing matters

Flood policies often have a waiting period before coverage starts, so buying when a storm is already forecast is usually too late. The best time to ask is well before storm season.

What happens after you submit the form

Your request goes to one licensed local partner agency. An agent will look at your address, explain your flood risk, and compare coverage options for you. There is no obligation to buy.
